Here's some realistic advice for today's Sellers that appeared in the Los Angeles Daily News on Nov. 4, 2007 from Fred Sands, who many consider to be the "Godfather" of California Real Estate. This little bit of wisdom applies to Florida as well:
"This is a very difficult market for sellers. You basically have two choices: Forget about selling your property for the next three years, or reduce the price and get it sold." "We always sold two-story houses," Sands said of his days as a Realtor. "One story for the buyer and one for the seller." "The plots in both are simple now. Sellers need to be convinced to set realistic prices. And buyers need to be convinced it's still possible to find a bargain."
With that in mind, we'll say what we've always said, "If you really want to sell it, don't guess at a listing price. Put it up for auction and find out what the market will pay."
At auction, Sellers set the terms, Buyers set the price.
